We have a lot of interest in my area to build 4 or 5 stories over a pedestal using wood frame construction. The 2hr exterior noncombustable wall is the challenge. I have done this with exterior metal stud walls, with its own share of issues.

Developers are leaning towards using Fire rated lumber now. Has anybody successfully used the fire rated lumber for the exterior, including any plywood that extends into the wall, and rated lumber for any portions of the trusses that also bear on the wall?

Any thoughts would be appreciated.

Over the years - there have been some real problems with FR lumber. Most of these problems surfaced years after installation and the ONLY remedy was replacement.

That said - I pretty much shy away from such things.!!!
