I have a project that has experienced deterioration of the lower 2-4 " of the OSB wall sheathing. The bldg is framed w lt gage metal studs acting w the OSB as a shear wall.The building is 4 Stories. Exterior is clad with a brick veneer. Questions are as follows. how critical is the attachment if the OSB along its bottom edge as it contributes to the shear wall strength? Is there a way to calculate the lost capacity of the panel? Can it be retrofit from the interior by adding stiffiners between studs? If not, what is the minimum height to which new sheathing should be replaced? Any comments or suggestions would be appreciated.
