NFPA Code 1990

We have a one-story office building, masonry and timber truss, just under 10,000 square feet, built in 1977 but considered by the jurisdiction to fall under the 1990 UBC.

There are no sprinklers in the building, and we are planning tenant improvements to remodel the existing office space over ~4,500 square feet area. The space is public access licensing.

Does this trigger NFPA? If so, does it trigger 1990 or 2003? If 1990, does anyone know if this building would need to be sprinklered under that earlier fire code and occupancy type?

any area touched would have to meet the present code that the city has presently adopted.

sprinklers could be required for various reasons, and once again would have to know local code and admendments.

More than likely sprinklers were not required when built, but once again to many varibles.

sometimes there is the 50% rule on improvemnts or value

Under the International Building Code sprinklers are not required for a one story Group B occupancy.
