We have a one-story office building, masonry and timber truss, just under 10,000 square feet, built in 1977 but considered by the jurisdiction to fall under the 1990 UBC.
There are no sprinklers in the building, and we are planning tenant improvements to remodel the existing office space over ~4,500 square feet area. The space is public access licensing.
Does this trigger NFPA? If so, does it trigger 1990 or 2003? If 1990, does anyone know if this building would need to be sprinklered under that earlier fire code and occupancy type?
