Concrete block.foundation cracks 1

Horizontal cracks in a basement wall weeping water? Superficial isn't exactly the word I'd go for...
 
If you're finishing that basement, they're concerning.
 
I don't think they plan on finishing the basement. They're looking to take the roof off and add a second story to the house.

Their finance company said they need an engineer to provide a letter stating what repairs need to be done if any.

I don't have enough experience with this type of issue so I will be referring them to another engineer.


 
Good idea. Can certainly be repaired, but it'll be a challenge. Getting footing sizes under basements can be a bit tricky, too. But maybe that's just because I live on the coast in an area where basements were outlawed a few decades ago. Still have them in some places and dealing with them isn't fun.
