Coating over and existing EPDM roofing membrane

Hi Everyone,

Looking to get some information from anyone who has worked with existing roof structures before. Looking at re-coating an existing EPDM roof membrane that is approximately 20 years old. My only concern is that the roof is ballasted and the client does not want to dispose of the ballast. Can I recommend moving a section of the ballast, re-coating the existing EPDM membrane, and redistribute the existing ballast over the new membrane? I've been told that cutting the existing EPDM membrane and then re-coating is an option. Was wondering if anyone had any other information on this topic? Thank You!
 
I can't imagine recoating an EPDM membrane for a new roof that's supposed to be permanent (or even temporary). I wouldn't paint a balloon from a birthday party 2 weeks ago because it's kinda small & wrinkly & I hope with some lipstick it's okay for the next party. If the membrane has served its purpose and lived its life, put it out of its misery & replace it. Incidentally, I removed a 25 year old EPDM membrane from my own back porch roof 3 weeks ago, & if the membrane itself is your problem I'm surprised. The membrane was in perfect shape but the flashings, joints, and details were in trouble.
 
OBG's experience with EPDM is pretty much mine... membrane should be replaced, but, is likely in excellent condition.

The first two responses know a lot more about this subject than I do. But I do know some things. No roofer worth a poop is going to warrant just a new coating. If the roof leaks after they leave, they'll blame the flashings, curbs and whatever else there is to blame. Tell your client to bite the bullet, get a new roof. It's not that expensive. I looked up modified bitumen roofs a week or so ago and they were about $5.00 a square foot. Recoating (whatever that is) is probably half that, maybe more. There's a lot of competition, so you'll get a good price. And the warranty clock resets.
 
Looks as though the client will be replacing the EPDM membrane after all. Thanks for all of the information guys, it is greatly appreciated!
 
Glad to hear it is being replaced. Ballasted EPDM is not a candidate for recoating....in fact EPDM's are not candidates for recoating!
