COGO: Parallel line through point

I'm trying to get a line parallel to an established line through a point.  I've got a property line that's been established by two Iron Pipes and i've got a concrete monument that is the start of another property line that runs parallel to the first mentioned property line per the deed.  I cant use the 'parallel line' comand because i dont know the offset distance.  Any ideas?

I tried using the 'angle resection' command, but i cant seem to get it to work... If i've got 3 points (the two IP's i've got my PL set on and the concrete monument) I set point 1 as the first iron pipe, then 2 as the concrete monument, and 3 as the second iron pipe (point 1 to 3 being the known property line) and then if i set angle 1 and angle 2 to 90 degrees, shouldnt it give me a point inline with Point 1 and 3 and perpendicular with the concrete monument (point 2).

dkleinot, try the parallel point snap.
1. Start drawing a line from the concrete monument.
2. Select the Parallel Snap to the active snap mode from the snap button bar.
3. If you are using AccuSnap hover your cursor over the property line and accept.  If you are not using AccuSnap Tentative Snap into the property line.
4. Then move your cursor and the line will be placed parallel and through your concrete monument.

I'm doing this in COGO (so i can only use cogo classic commands), so i cant use any microstation commands.
