I am evaluating an existing CMU building in Seismic Design Category D. The building is shape of an upside down T where the horizontal leg is 60FTx162FT with a roof height of 12FT-8IN (8IN walls) and the vertical leg is 76FTx152FT (12IN walls). See attach Plan. There are no interior shearwalls. The existing drawings say it is to 1982 UBC and it was designed in 1983. The lateral resisting system is bearing partially grouted CMU shearwalls.
The walls are reinforced with #5 at 24 IN vertically and double #6 at 96 IN oc horizontally. Thus making the horizontal reinforcing not to current code and as best I have found it is not to the 1982 for Seismic Zone 3.
My client wants to bring the building up to current code 2009 IBC. Is there an acceptable retrofit for the lack on horizontal reinforcing?
What is the most recent FEMA 310?
