Hello
I'm wondering if anyone might have some simple clever engineering solutions to rebuilding a 30sqm beach chalet foundation. The chalet will be torn down and replaced with another simple single storey timber framed building. The existing slab is about 100-125mm of concrete, probably 30 years old and not level and cracked. The challenge is the location is 150m from the closest road, everything must be brought in/out a footpath by hand. Thus I'm hoping one could keep the existing slab, perhaps dig around the perimeter and underpin with new concrete (pumped down from road) to XX depth? Perhaps add 50mm of insulation and a reinforced screed on top of that?
I've investigated digging up sections and using screw piles which is feasible, however I then need 195mm timber floor joists which need a further 150mm of ventilated air underneath, due to planning restrictions I must minimize my foundation height as much as possible.
