Looking at an old factory building, 10" x 14" beams @ 8'-0" o.c. spanning 15'-0" to 12" x 12" columns. It's currently used as an office but the client is looking to move a very heavy piece of equipment into the space. I do not know the species of the timbers, the building is from around 1890 and is in NY. The span in question is interior to the building and the beams are in good condition based on visual and poking etc.

When checking for the proposed loading I am at about 725psi for dead + live, compression perp to the grain at the beam ends is about 120psi.

What kind of number are you guys using for unknown timber species as a safe/conservative value?
