For the lab itself?
Normal room temperature/pressure/humidity. (72-78 F with a local thermostat!) to allow specific control of heat and A/C, room air exhaust, sealed doors (not just open to the corridor or lunch room or other offices), access to the outside via garage doors for forklifts and equip replacement, slab or solid floors with controlled drains - NOT to the sewer or outside water areas, and sufficient AC for your lab instruments. Drain and laboratory-level sinks, fresh water, pure water, DI water and LP filtered air supplies. Fire extinguishers, water, Halon - if it were still legal in your state/province, and alarms.
What? Do you want to work outside in the open air under a porchroof with a garden hose and extension cord? 8<)
