What is the best elevated floor system to specify for high end residential projects in Virginia and NC? I'm thinking in terms of availability and workmanship that lends itself to expensive finished floors.

I'm accustom to CIP slabs and composite systems like Hambro used elsewhere in the US.

What part? I'm on the east coast. Floor trusses is the go to for most. Typical construction cost for custom houses I design is in the $1M-$3M range. Not many use concrete around here. Further south in NC you might get into some of that as the wind speeds pick up closer to 140mph.

I'm in central NC. Most high end houses I design use dimensional lumber or trusses for floor systems.

Just outside of Raleigh.

pham, so I-joists don't necessarily provide better support for hardwood or expensive finished floors?

XR250, when using dimensional lumber, what lengths are you limited to? Or are you using engineered beams for girders then doing dimensional lumber joists?

Usually 14 ft. then use LVL's or I-beams for girders.

They certainly can, but trusses are easier to run mechanical though. And since they are already open, there's less chance of a rogue trade hacking one to pieces.

I specify whatever the builders want me to use. Most I work with prefer dimensional lumber unless trusses or i-joists make more sense for a particular job.

Trying to hit 25 foot spans. With the hassle of mechanical, I think floor trusses is the way I'm going.
