2 story home with crawlspace fee

I have been asked for a fee to design a fairly typical 2 story home over a crawlspace, footprint about 55' x 25'. I deal mostly in commercial construction, so may be out of touch with what an appropriate fee for a home would be. any $/sf number, or $/sheet anyone has?

1000 to 2500 depending on what is needed structurally for calcs.

Add another 2K if structural drawings needed.

You might want to mention where this is. I'm in San Francisco. The fees here will likely be about twice that of average fees for the rest of the US.

If you are offended by the things I say, imagine the stuff I hold back.

SFO (any siesmic zone) creates one set of problems.
SW US (AZ, NM, CA, TX-OK etc) creates another with heat, humidity, no basements ... slab and caleche soil movement.
Midwest (and TX-OK-MO-KS ,etc) need tornado protection, SE US and Gulf need hurricane checks, north and them there frozen environ's need cold weather (permafrost further north) checks ...

Are you sure you've got the regional knowledge base to do the job?

(Then again, when you get around to doing the Yellowstone-blows-up Montana-Wyoming job, call me.)

A star for M2 and I'm pretty close to that pricing as well - I just priced a 2500 sf project and I was around $1.5/Sq for drawings only (no calc submittals in my neck of the woods).

Of course the owner immediately called to let me know they felt the fee was too high. I countered with you can't even put in new carpet these days for $1.5/Sq ft....

My advice: Don't do residential work if you can help it.

That. It's hard to see how anybody could make any money at that rate.

Funny that this came up. I got a call from a lawyer this past Thursday wanting me to take a look at a residential project in litigation. The owner is suing the engineer and contractor.
