Repair of asphalt overlay on concrete warehouse slab

Need some advice on repairing a cracked/chipping/spalling asphalt overlay on a concrete slab inside a very large warehouse. The building is 50+ years old, not sure how old the asphalt overlay is. Should I make an attempt to repair the asphalt, or rip it all up and overlay with a thin epoxy concrete layer? Budget will mostly likely be an issue, but I would rather have a long term fix than an ongoing maintenance problem. Anyone have experience with this? What are my options?

Chances are you'll never clean the asphalt or the leached oils from the floor slab, so don't count on any type of topping sticking to the existing slab without milling or grinding to sound concrete. That could get expensive. You might want to consider another asphalt overlay if this one has performed well. Just removed the existing, prime the floor and place new overlay.

Beware of and don't use an "asphalt rejuvenator"...they don't work and you'll have a soft mess.
 
before you get too carried away with the new overlay, first determine how the old one failed and how old the overlay is. Your new overlay will probably fail the same way as the old one (unless you do things differently) and it could happen quickly. This may drive your decision on type of repair to make.
