How can I propose a new "innovative" concept without loosing my rights 1

What is the best way to propose a new Arch/Structural concept of a building that is really new (To investors = potential clients) without loosing my rights?

I have seen a documentary about a unique building where the architect proposed the idea/ concept to a client who got interested in applying it, but I need to know how to protect my rights.

i guess you can patent the novel feature of your design ...

and then spend all your money trying to protect it and going after the guys who copy you.

What I want is to protect my rights when I show my proposal of that concept to whom I feel they may have the interest and the money to implement on real, that is all, after that I don't care much if somebody copies it.
