Drained Cavity Water Protection in Deep Basements - Diaphragm Wall Leakage

Hi all,

We are working on a project (as advisory role) where we have 6 underground basement which will be used purely for car parking.

The client requirement is a grade 1 basement as per BS8102 which allows damp patches and seepage, however the consultant due to the deep excavation, he recommended having a permanent diaphragm wall (which will be used at same time as side excavation support) and later will be connected to the floors + adding drained cavity protection type C as per BS8102 see below image:

Since all leakages from the diaphragm wall would be collected to the drain channel (as the system intent), this means that water will be running through the concrete section for years and causing corrosion and eventually damage. How can this be recommended by the code? Until when shall it become a structural issue?

My worry is typically all diaphragm walls leaks significantly and there is no real measures to mitigate the impact of water ingress through the concrete section and corrosion. Worst thing that you wont even see it as its behind your inner wall.

Any guidelines with this regard would be much appreciated.

Regards,
