As per IBC, minimum condition to have standpipe in a building is occupancy level must be more than 9.1m (30feet).Standpipe requirement given in IBC is only for Class I and Class III type. It does not say when Class II type of standpipe is required. NFPA 14 also states only the locations of Class I and Class II standpipe. Can anyone explain where Class II systems are exactly used. Can I have a building only with Class II standpipe system?

Based on my experience, Eventhough the code doesnt refer to the rqeuirements of Class II standpipe, it is always mandated by the AHJ to have this as a first line of defense in the event of fire. accordingly, with reference to NFPA-14 clause 5.1.2 - the AHJ shall be consulted regarding the required type of system, class of system and special requirements.

The original posting referenced the International Building Code. The IBC places little reliance on Class II standpipes. If my code change proposal is passed, I'll eliminate these systems in the 2018 International Building Code.
