Building above flood zone

Hi all,

I'm working on a project where we are going to construct a 7,600 sf building in the flood zone. The base slab will be at 146 and the flood elevation is about 145. We have no situation on site for compensatory storage. The subsurface conditions are not suitable for spread footings so I'm looking at steel or concrete piles with elevated structural slab and pile caps.

I am also considering some type of a mat foundation whereby the column loads are taken up with piers and pilasters. Has anyone seen or designed such an animal?

If I am interpreting this right, this is just a suspended slab on piles? Its a pretty common foundation type....

How will your mat foundation work, wont the slab be below your flood level of 145? Are you planning on creating a waterproof box?
