Yes there are universal defrost boards you can buy. Get you one and a defrost sensor. It will have a diagram with it so you should be able to wire it in with little problem. Should be able to get on at any decent HVAC Wholesale house. Hope this is helpful

The average is 400 sq. ft per ton which would put you at a 5 ton unit. Plus with you having multi-levels you would have been better off with two units too have better control over you temps. With one unit you will have a temp. difference (warmer up and cooler down) you can help correct this...
that is used to preheat domestic water or makeup water. It will not do anything for 160-180 degree hot water coils in a closed loop because you don't use much make up water. If you you use alot of domestic hot water you may want to think about that.
