An existing tenanted rc frame building is in dire need of on site parking. Does anyone know of possible techniques to undermine the building for three levels of parking. The concrete columns are at approx. 7m spacings and the plan area is about 3000 m^2. Cape Town SA.

AISC has a lot of information on parking garage design and evaluation.  Even some information is for free if you not a memeber and if you are, even more information is there.  I remember seeing it and thinking why so much documentation on parking garages.

You have a serious underpinning / support of excavation project.  I suggest you call one or more leading underpinning contractors and one or more major geotechnical consultants, all of whom have experience with similar projects.  I can't help you with names of companies in Cape Town, SA.  Sorry.

The bigger problem may not be supporting the existing footings as much as supporting the lowest existing floor slab which is probably a thin slab on grade.  A similar project, I think, is being constructed at the United States Capitol Building in Washington, DC.

PEInc is right - you need to discuss this with several qualified local geotechnical consultants as well as underpinning contractors.  And the ground floor will likely be an issue.

Hire the best - not the cheapest.  You will save money - and heartache - in the long run.

moxl, answer is "a bit" late but you can check the site www.yurkevich.ru a firm deals with top-down construction.
