We have a 5 story building which will have sprinkler protection and standpipes.
1st story is parking and retail, 2nd story - 4th story are apartments, 5th story is multi-purpose and fitness rooms. Total building height is 57 feet.
Does the sprinkler system need to be NFPA 13 or 13R, or a mixture.

A 5 story building is typically going to be NFPA 13.

What is the building code that you are using? If they have it as separate buildings, you may be able to use the 1st floor as one building and the upper floors as another building. However, you should look at the architectural code study sheet and see what they called for.

If they took an area increase for sprinklers, then it will be a 13 system. However, there are also many other things that come into play.

Throw this back to the architect and make them call it out.
