Boiler Steam Systems and Steam Equipment Maintenance

(OP)
I have a small boiler system with (2) Steris machines that require maintenance. From my 1-2 weeks with the machines, I am tasked with writing a preventative maintenance plan on the machines and the boiler system itself. My questions:

1. We will be tagging the traps and heat exchangers for maintenance. What is the easiest way to check for a failed steam trap? I am talking about the small traps (1 1/2", 1") that are located in my steam line along the way from the boiler to the steam equipment and back to the condensate return tank.

2. What are some methods to insure the hottest condensate returns to my boiler condensate return tank?

3. What do I need to specify (materials, pressure vessel max pressure, etc.) for a condensate return tank?

Thanks,

Spierto, P.E.
