When do we need to provide footing tie beams? and when is it not necessary? economically speaking.. i have a proposed 3-storey building with columns at 1st flr to 3rd floor of 2.5M height and 0.4x0.4M dim., i've read that for short columns, ftb is not necessary.. the building will be used for records room so there will be minimal live loads or lateral forces.. soil is compacted very well.. is it necessary to provide tie beams?

by the way I'm a young engr, with only a year of work experience. :)

it will be located at an urban area, just behind a six-floor bldg. the site has an existing tall roofing and enclosed with walls. it is a former automobile service center. the project will not include roof (because there is an existing roof) there is also an existing floor slab where the project will be located and the soil is very hard because of previous compaction.

I meant the project's geographic location. The need for tie beams is often a function of the governing building code and the level of seismicity at the site.
