I've been called to a 20 yr old building that has some cracks in the veneer. The cracks appear to be a combination of thermal expansion issues (faces the west) and alittle settlement issue at the wall corner.

I've attached a picture where I've highlighted the observed cracks.

I'm debating repair v/s replacement in my mind.

I'm not sure if I should have this guy grind out the cracks, tuckpoint, install some vertical control joints and go on......or take down the veneer and rebuild on this face. Also, I don't know what damage has been done to the brick ties to the backing CMU.

What do you think? Repair or replace the veneer?

Nearly impossible to comment from a photo, particularly without any exploratory openings.

Perhaps Dik, who is a regular contributor and a very experienced Masonry expert, may have a more authoritative opinion, but frankly I don't think you've looked into this enough.

I'm no veneer expert, but I think you know the answer. If you repair this, it will still look like a dog's dinner. And it probably won't cost that much less.

You know, this isn't exactly a high-profile location... Repair is going to be a fine option so long as the ties are undamaged, the repair material can accommodate a bit of movement, and the economy makes sense as Jed's alluded to...
