For you local guys...

I am going to look at a new residential foundation this week that has reportedly settled down in the rear and heaved up in the front. The original basement was demolished in February, excavated 2 feet deeper and slightly wider and a new foundation was poured and hoarded-in during the early spring. I understand that the foundation walls are ICF and are well reinforced so the entire foundation has rotated rather than break up. The house is in an established neighborhood near MacKenzie Ravine in Edmonton and the soils are plastic clays.

Anyway I'd just like some armchair opinions on what I might be looking at. The builder reported a great deal of rain in June when the damage was noticed so I will already be on the lookout for a bouyancy failure or expansive clay. The builder is also reporting hollow areas under the slab. I will know more next week.

Odd problem description: Seems to be describing a situation where water flotation occurs at end of the cellar, and subsidence (holes under the basement floor) happened at the other end?
