Structural Condition Assessment Fee

Structural Condition Assessment Fee

Structural Condition Assessment Fee

(OP)
Does anyone know whether RS Means or any other publication has fee info on structural condition assessment of buildings? like $/ft^2?

I have a building that is about 500,000 ft^2 and the owner wants a lump sum fee for a preliminary assessment as defined per ASCE 11-99...I have calc'd a fee based on total # hours, but was wondering if there are any other publications out there with additional info.

Thanks

RE: Structural Condition Assessment Fee

se89....I've been doing this a long time and to my knowledge there are no good guidelines other than experience and local practice. I seen assessment prices all over the board! RS Means does not provide good guidance on this one.

If you do an assessment in accordance with ASCE 11, it will be expensive. That process requires more than some other processes. You might consider ASTM E2018, a baseline property condition survey that includes more than structural, but is intended to be a less rigorous process.

From my experience, a visual assessment for structural of this size would be in the $0.015/sf to $0.025/sf range. If you have to do computations on top of the visual, that is a bit more expensive, depending on the extent. If structural mapping (as built conditions) is required, then another added cost.
