Section B105 states the required fire flow for buildings.

B105.1 for one and two family dwellingswith fire flow area that does not exceed 3600 sq ft is 1000 gpm

The Exception calls out for 50% reduction as approved when the building is equipped with a sprinkler system.

Table B105.1 calls out fire flow for both dwelings exceeeding the 3600 sq ft (via B105.1) and for buildings of other uses (Via B105.2). With one exception for other uses that the reduction can be up 75%.

I believe I know the answer but would like confirmation, for smaller buildings, say single family homes, less than 3600 sq ft the required fire flow is 1000 gpm but it can be down to 500 gpm if equipped with a fire sprinkler system? or does any other code apply, say the international residential code?

I've understood fire flows and reductions before but this was a bit simple since my buildings were alot larger in my other projects. I just got introduced to a project that has smaller buildings, some of which will be for living quarters.

The governing agency is typically the Fire department whom the Chief provides an interpretation
I have found Fire Chiefs interpret the code each in their own way
things like not allowing the sprinkler discount, or insisting even though the building is less than 3600 sq ft, that the fire flow be built to that standard
because in the future the building could be expanded to 3601 sq ft

I completely agree with you. The code is interpreted differently by jurisdiction however my experience is a little lacking with the smaller buildings so this had not come across to me. In my case, the buildings will not be expanded past heir current proposed design but thank you for your input.

I believe that your interpretation is correct. However, you should review the issue prior to design with the local AHJ to minimize potential delays during design and construction.
