Pricing for Apartment Complex

Pricing for Apartment Complex

Pricing for Apartment Complex

(OP)
I have been asked by an architect to give them a proposal for a 17 unit multifamily complex, with a clubhouse in North Texas. There are two unit types. Each building is a two story which has 8 units in it. Each building will only have a single unit type in it. This is our first multifamily proposal to send out, and would like to know what is the industry standard for charging for reapeating the design of each unit type or building?

RE: Pricing for Apartment Complex

You are still assuming more liability with more units even though there is no extra design. I would charge $500 to 1K more per unit depending on the complexity of design is.

Do not downgrade your bid to get the job. Just provide a better service for the price and let them know that up front. If it's all about the money to them, just take solace in the fact that they will get what they pay for.

RE: Pricing for Apartment Complex

While this may all be one project, on one site, for one Arch., you have three different bldgs. with three different layouts and framing arrangements. Maybe different soils conditions in separate bldgs. and different foundations because of that, and this might be over and above that caused by the different framing conditions. Then the darn club house is way up in North Texas; Oh... maybe you mean the whole project is in North Texas. I don’t see any repetition there, you are responsible for two different bldgs., each with different unit types, and other associated spaces; plus a third bldg. which will be completely different than the habitable multi unit bldgs. You shouldn’t be thinking in terms of only two unit types or charging on that basis. To carry that thinking to its extreme, a 180 unit bldg. with only one unit type would cost less for the engineering. Tell the Arch. if he wants a really good price to check with Costco, Wal-Mart, or one of the big box lumber sellers, maybe they have a deck software which can be applied to this job.

Thanks guys and i have to laugh hard about the Costco and Walmart comment, that is good. Everything is on the same site. Our intial thinking was $500 per repeat building...so I am exactly on par.

One more question..if there are three phases in the project, how do we make sure we get paid for the repeat of the buildings in the other phases?

RE: Pricing for Apartment Complex

You don't sign or seal the drawings or you get paid in advance for them.

RE: Pricing for Apartment Complex

Identify the site address and Phase if necessary... to be more exact, have the surveyor provide UTM workpoints for the opposite corners.

Thanks guys, for the quick responses.

RE: Pricing for Apartment Complex

When pricing this- don't forget about Construction Administration. Even though it is a re-use, you may still have shop drawings to review and you will probably get RFI's on the re-use buildings.

$500 per building seems very low.
