Hi All,

I'm geotechnical not structural so would like some more advice.

I have been renovating a unit on the second floor in a 3 story double brick complex. The unit complex has had cracking in the past as I can see there has been a strip stuck over the crack (this runs the full height of the building). On the opposite side of the building you can see there is an expansion joint at the same location so the cracking has occurred along the expansion joint as expected. When pulling up my carpet I found the crack to run through the bedroom and hallway in the floor slab where it then dissapears into a double brick cavity in the hallway. Inside the crack I can see the black expansion joint strip. There is approximately 5mm of vertical displacement and 10mm horizontally. I cannot see any rio running through the crack. The building is approximately 30 yrs old so i'm not worried about it falling down as I think the settlement would have occurred by now. Should I be worried?

You should just go hire a local structural engineer who can look at the actual conditions - gather understanding based upon the evidence, review the original design drawings (if available), and investigate if there are any structural concerns.

Here, you aren't going to get an accurate response on an existing condition that we can't see.
