Anyone know the status of an off-frame modular foundation?  How are they usually constructed and attached to the home above?

I've been asked to look at some cracks in a foundation for an off-frame modular, and from the research I've done, I'm not sure if I treat it like a stick-built foundation and do the inspection, or like a doublewide foundation and run away.

Aren't these foundations essentially ballast for overturning?  Not sure that I understand your application.  Portable classrooms?

Where are cracks and what orientation?  How is the modular building anchored?

Hi Ron,

Not sure yet.  It's a house, built modular but not on a permanent frame (like a trailer would be).  I stay away from trailer foundations because trailers are so unsafe, honestly, and the connections are rarely satisfactory but the folks can't afford to fix them.

I don't know anything about the connection to the foundation or the crack pattern - a realtor called me yesterday asking if I'd come investigate it, but I don't want to get into a trailer foundation by accident.

I think I'll pass it to my buddy who does trailer foundations.  Thanks for the thoughts.
