I have a project that has experienced deterioration of the lower 2-4 " of the OSB wall sheathing. The bldg is framed w lt gage metal studs acting w the OSB as a shear wall.The building is 4 Stories.  Exterior is clad with a brick veneer.    Questions are as follows. how critical is the attachment if the OSB along its bottom edge as it contributes to the shear wall strength? Is there a way to calculate the lost capacity of the panel? Can it be retrofit from the interior by adding stiffiners between studs? If not, what is the minimum height to which new sheathing should be replaced? Any comments or suggestions would be appreciated.

The attachment is critical.  How to guess what it is worth now - probably not much.  

What kind of deterioration??  Pull off the drywall, install new APA rated sheathing, re-drywall.  OR go over drywall with new OSB and re-drywall.

Fixing all the trim, doors and windows will be a joy!!

Great idea to sheath from the inside. water damaged caused the deterioration.  source has been corrected.

Assumed water intrusion was the cause.  Agree with Mike.  Possibility of interior approach to repair; however, you say the source has been corrected...are you sure?  Brick veneer needs a very good flashing system that bleeds to the outside.  If the "repair" was to create a "barrier" wall...it won't work.

Like Mike stated, the connection is critical.  I agree with adding sheathing on the interior face of the wall.  I would add full depth blocking between the studs at some elevation and attach the new sheathing to it.

With interior partition and/or bearing walls framing into the exterior walls where the problem occured, I would be mindful of the location of any holddowns, making sure the new sheathing is continuous between them, or additional holddowns will have to be added.

Agree with Ron.  If the flashing is subpar, the deterioration will repeat.

This is the one case where flashing is both legal and mandatory, so make sure it is done correctly.
