Guys, here is my situation. Any help would be appreciated.

I have a Homestead 126 Eccentric Plug Valve with Neoprene plug coating and seals and memory stop handle trim. I have this valve installed on the pump discharge of a condensate heating system. The size of the line is 4" with 200 GPM of flow and the temperature is approxiamtely 160 degrees F. I also have the same valve installed on a condenser water system. This line is 6" and is used to balance two heat exchangers. Flow is 400 GPM per heat exchanger and approximately 100 degrees F.

When we tried to close the valves recently the valves would not create a good seal even though they were fully closed on the handle indicator.

Curious as to why they would not seal, I pulled one of the valves on the condensate system out and took the attached photo.

It looks to me as if the neoprene coating has been compromised by the fluid and when I tried to close it the coating was destroyed by the valve seat. Can anyone comment on why this would happen and contribute a possible solution?

If I left out any information neccessary to evaluate this problem, please let me know.
