Purchasing a lot in Seattle area and planning a one story underground parking garage and 4-5 stories of apartments above. The square footage of the buildings foot print will be about 6000 sf.  (60x100) And about 24000 for the building, plus the underground parking garage.

From the neighboring lots soils reports, land is 30' of loose to medium dense fill.  The fill is underlain with medium dense to very dense silt and silty sand native soils..

Excavations will be ten feet.

Normally when I see "bad dirt" I run from the land.
  
I'm just curious, How much are geopiles, augercast piles etc.??? Any idea on how much each pile costs, about 30 of them?? 30' deep..
Any help would be greatly appreciated.

Call your local geopier rep. and your local augercast rep.

Never a good idea to rely on neighboring property soils reports for your property.  Yours could be the site where all of the trash was buried!  Hire a competent Geotechnical Engineer early in the project, and you will save yourself many headaches later.
