PMI callout properties wrong values

I wish to display values of MI of model using PMI callout.  I go into callout properties and select  "Property Text" and "from active document" and select the variable I need, for example Izz.  
Sometimes value is correct and other times it is incorrect, that is different from value as displayed in "inspect" "physical properties".

Am I failing to update to get current values or picking wrong variables?

Please help?

Probably is to do with not being updated.
Mass props are not automatically updated during model edits, so you need to manually update or they will update on saving the file. Try it.

Tried update in Tools and update under inspect, update all links.  No joy.  Surely the information displayed when I do "Inspect" "Physical proprrties"  should reflect the values displayed in PMI.

after a change did you update

PMI --> 'Update All Property text'

as well? Otherwise they will get updated only when doing
a Close with Save and then reopen the file

Why so many updates?  You would think one would do. And update all would work for everything.  I am sure there is a good reason
