Does anyone have load diveristy factors they can share for residential dwelling units, general retail units and business park facilities?

You might try searching this forum for "diversity".  This has come up before.

If the NEC applies, there are very specific calculations required, with examples in one of the appendices.

You may wish to consider DEMAND FACTORS.  Demand factor is defined in the National Electric Code. I do not find diversity in the NEC.

I have come across some typical diversity factors in one of the British Standard, think its the BS7671 you can reasearch this.
