MEP Fee for multi-unit apartments

MEP Fee for multi-unit apartments

MEP Fee for multi-unit apartments

(OP)
Hi,
I have to submit a proposal for MEP fee for 100 unit aprtment complex.  All same size look-alike.  The architect says that the fee should be same as fee for one unit since they are all the same.  What are the basic common rules for adjusting fees for multi-unit aprtments?
I will include the MEP fees for the infra-structure separately.
Regards,

RE: MEP Fee for multi-unit apartments

You will now have the liability for 100 units - not one.....

Price accordingly....  Is the architect charging for one unit or 100??

I think around 50% for each additional unit might be appropriate - you might be inclined to reduce this a bit.

RE: MEP Fee for multi-unit apartments

Wasn't MEP work but similar vein.  We did a project for 3 hotels that were nearly identical.  The architect expected the same price as a previous, somewhat similar project we did involving 1 hotel.  His logic was the same as your architect.

Because of unrelated issues there ended up being changes to the individual hotels that forced additional work on our side.  Had we not priced it as we thought, we would have lost quite a bit of money.

The 100 unit apt. will certainly have a price-per-unit savings, but it also certainly should cost more than just 1.

RE: MEP Fee for multi-unit apartments

You will have at least 4 units with 4 exposures, i.e 4 sizes. Then you have units with roof loads (another 4 sizes)
Then you have all the 8 sizes coming into diferent bedrooms (say one to three bedrooms) that's 8x3=24 unit sizes (at leats from a calculation stand point).
Then your pipe risers will shift at the lowest floor and at the top floor, same with your exhaust systems.
then some units will have ground floor tenant or service space exhaust going thru several tenants at different locations. etc. etc..
Likely to run some fire rated shafts shifting and plumbing piping offsetting, that's additional coordination.

I am with Mike, price it at least at 50%. with a good sales pitch pointing out all of the above plus what you will find in the RFP, you might get to sell it even higher.

Why? "because you're worth it"

Good luck.
