Demolition Cost Estimates

Demolition Cost Estimates

(OP)
Hello:
I am doing a demolition plan for a commercial site and rebuilding it for residential purpose in fairfax county. I was looking up for information on cost estimates for demolitions. The site contains building, parking lots and some recreational grounds. Is it also possible to get demo costs for existing water main, strom water drainage?

RE: Demolition Cost Estimates

If by demolition you mean removal, I would think you could use an estimated installation cost. Removal and disposal should somewhat equal new construction. Make sure that no asbestos material is in the ground, removal of asbestos pipe will escalate the removal/disposal costs.

RE: Demolition Cost Estimates

Existing water main, strom water drainage, etc would normally be abandoned in place instead of demolished, so information may be hard to find.

Agree with SteveWag, use the installed cost as a basis for demolition estimates. Note that if you are doing restoration, you may have to use aggregate for fill under structures.

Thank you both for your valuable information.

RE: Demolition Cost Estimates

I have no doubt that it may well be considered, at least from an economic sense and where it can be done, advantageous to leave abandoned pipelines in place (and maybe particularly when the existing pipe material cannot be re-used or readily recycled).  However, one has to wonder if at some point the underground, sort of three-dimensional "real estate" or right-of-ways may become nearly as valu(able)ed as that on top!
