I was also looking for a good book on seals so that i can understand and try to reduce the failure rates in my plant.

If you want to buy a book:
Machinery Failure Analysis and Troubleshooting Volume II by Heinz P. Bloch and Fred Geitner
ISBN 0-88415-662-1

has a very nice section on seal failures.  However, much of that same information should be available for free from your seal vendor in some pamphlet or poster.  A mechanical seal course offered by your vendor will cover the same information and you'll get some hands on experience with failed parts.

Take a seal basics course from your seal vendor. This should cover analysis in more depth and you should be able to physically examine samples. This is much more valuable than what most textbooks may contain and also more up to date.

There is no magic blueprint or text that will tell you all of the root causes of seal failures. In my years of conducting mechanical seal FA's, I've found hands on experience is the best teacher along with sample parts for visual reference as an aid. To this day, I keep a goodie bag of typical failure modes exhibited on components that I have gathered over the years; they make a good visual learning tool when I discuss this topic with others. This is why the classroom suggestions were made. The McNally Institute is a good follow up reference, but you really need to get your hands 'dirty' so to speak to really understand the common root causes of seal failures.
