Can anyone furnish me with the basics (HTMLs okay) as to how these systems work and how much they cost (only up to the fire riser).  I've a medium-sized subdivision in NorCAL to plan and there is a requirement to sprinkle all the pretty houses.  Thanks to all in advance.

I am not sure what you are needing information wise from the development end, as I do the interior layout.

The typical demand for a residential sprinkler system ranges from 30 - 45 gpm at about 60 psi.

I always recommend that the contractor installing the supply brings in a minimum 1-1/4" line from the public main to the fire riser.  You can install a 1" meter on the line, but a 1" line will typically not cut it.
