Subdivision Gated Entry Turnaround

Subdivision Gated Entry Turnaround

Subdivision Gated Entry Turnaround

(OP)
I'm designing a small subdivision in the Florida Keys. It's going to have a gated entry system-keypad control. I need to design a turnaround/exit lane for someone who can't get into the subdivision. Can someone recommend a turning radius/lane width for a typical car/SUV? Right now I'm showing a 12' entry lane and an 18' exit lane with a 3' island around the entry control point.
Thanks

RE: Subdivision Gated Entry Turnaround

Ask your co-worker with the long-bed pickup truck to do a doughnut in the parking lot, and take measurements.  We've used a 30' outside radius for drive-thru lanes (12' width), supposedly to accomodate the larger SUV's.  What about the stray delivery van or other large vehicle - mountable island?

Thanks for the reply. I like the idea of a mountable island and I might increase the exit lane outside shoulder-maybe use a geoblock type material to create a drivable surface.

RE: Subdivision Gated Entry Turnaround

I live in a small gated community with the keypad entry system.  there is no provision for turn around, but I have never observed a problem.  When it occasionally happens, either the car just waits there until someone else triggers the gate, or they back up behind the island and then just make a u-turn.  The right of way is 32' which transitions to about 38' outside of the gate where the private street ends and joins the public.

RE: Subdivision Gated Entry Turnaround

I noticed that your question is in regard to a private community. Have you checked with local fire officials if there is a requirement for a turn about, cul-de-sac, or drive way turn radius?

I too am putting together a site plan for a condominium project in California. I can't get a straight answer on the question from the local building department.

Typically there is some sort of requirement for fire/emergency vehicle access. This might impact your site design.
